Asking price is not resale value

An asking price tells you what a seller wants. It does not establish what a buyer will pay.

Three different kinds of price evidence

An active listing shows the price requested by a seller. A listing marked sold shows that its status changed, but may still display the original asking price. A verified transaction price records what was actually paid.

Keep those categories separate when reviewing comparisons. Several expensive active listings can show the competition you would face without proving that buyers are paying those amounts.

Check whether the items are comparable

Start with the item itself: brand, model, size, material, condition and included parts. Then check the market: location, observation date and whether collection or delivery is included. A similar photo is not enough if those details change the value.

If an important detail is missing, keep the uncertainty visible. More comparison rows do not automatically make an estimate better when they describe different items.

Open the deal assessment and check the basis for its range. If the app reports More evidence needed, there is no supported estimate to use yet.

Use the listing checklist to identify the next missing fact. Once the evidence is useful, check the costs and assumptions behind the estimate before deciding what to pay.
